From small beginnings managing a ‘boutique’ portfolio encompassing her own residential properties and a handful of rental units owned by friends, Bayleys Residential Property Manager Anna Zhou has subsequently gone on to grow a substantial register of clients whose assets she administers for maximum rental returns.
Anna entered into the world of professional property management in 2008 – bringing a flexible and enthusiastic work approach, combined with a strong work ethic and commitment to customer service through problem-solving initiative. In other words…. Good old fashioned ‘common sense’.
This, interspersed with the corporate discipline gained through a Master of Business Administration degree and seven years of human resources and compliance management in the business world, has enabled Anna to take a commercial approach to her dealings with both landlords and tenants.
Because, at the end of the day, an investment property is a business – and should be viewed as an income-producing asset by all parties involved. Like any business, when the primary income-producing asset is carefully managed, it delivers the best returns for its owner through a stable and happy workforce (or in this case, the tenants).
Fluent in English, Cantonese and Mandarin, Anna has the ability to develop strong relationships with people from all walks of life, and while every day challenges of property management may be viewed as ‘hum drum’ by some, Anna sees them as opportunities to deliver positive results for all concerned.
Through the close monitoring of rental market conditions and legislative guidelines, Anna keeps abreast of trends in the residential property management sector – passing on that information to her clients so they are constantly informed about not only the performance of their asset, but also the factors and influences which may affect its yield performance.
Working under the established reputation of the Bayleys brand, Anna is proud to maintain the premium service many of her clients have come to expect from dealing with New Zealand’s largest full service real estate agency - as either buyers or sellers of residential property.
“I believe in doing the right thing when managing my clients’ properties – both for them and for the tenants. By being able to hear and see both sides of the contract between the two parties, I can usually resolve issues before they become problems, and thereby maintain the steady and budgeted income my clients financially plan for,” said Anna.
“That requires me, as the property manager to work very transparently – so a strong degree of trust can be built up."
