Sale of Rylock factory offers rare window of opportunity for investors

The factory premises of a top manufacturer of aluminium doors and windows are up for sale in a Christchurch industrial stronghold.

The prominent site on Dyers Road, in the Bromley industrial hub, has since the 1980s been home to Rylock Canterbury, which provides joinery for architecturally designed homes, commercial and industrial properties throughout the South Island.

The more than 5,200-square-metre freehold site is fully leased to Rylock Canterbury, with a lease term through to 31 June 2029, and two further three-year rights of renewal which could see this extended through to 31 June 2035.

The lease agreement provides for market rent reviews in July 2026 and then upon each of the two renewal options available.

With origins dating to the 1950s, Rylock has gone on to become one of New Zealand's best-known joinery brands. It supplies premium quality joinery to homeowners, housing developers, commercial premises, factories and industrial warehouses across Canterbury and the West Coast.

The freehold property at 260 Dyers Road, Bromley, Christchurch, is being offered for sale through Scott Bentley of Bayleys Canterbury, as joint sole agent with CBRE.

It will be sold by deadline private treaty closing on Tuesday 11 March, unless sold prior.

The approximately 1,831-square-metre building sits on some 5,209 square metres of freehold land with onsite parking for 32 vehicles.

Bentley said the property featured a 1970s/80s-period precast concrete panel factory building, set back from the road, and positioned in the middle part of the site.

“This building contains two levels of offices spanning the full length of the frontage, with a double-bay factory behind. This is a high-quality facility enabling excellent factory production flow.”

The property has an Initial Evaluation Procedure seismic rating of 67 percent of new building standard.
