A rare opportunity to enter New Zealand’s aged care sector at scale – with a privately-run provincial rest home and hospital operating as going concerns – has been brought to the market for sale.

The land, building, and fully operational aged care facility trading as Tairua Residential Care in the Coromandel township of Tairua sustains a 44-bed rest home and geriatric hospital care facility. The facility has its own cat, named Socks, for residents to dote over.

Comprising two combined landholdings of 3,650-square metres of freehold land, the Tairua Residential Care business runs out of 1,307-square metres of single level buildings – located close to the centre of Tairua, and with views across the road to Tairua Harbour and Pauanui.

In its current configuration, Tairua Residential Care has two wings – one comprising 32-bedrooms leased by ‘independent living’ residents, and the other wing sustaining 12-rooms with on-site hospital amenities delivering around-the-clock care to residents. Salesperson Josh Smith said ‘turnkey’ business was one of the biggest private sector employers in Coromandel Peninsula.

“Ensuring that residents have the opportunity to enjoy their time at Tairua Residential Care, the facility has been well maintained throughout. The lounge and dining room make the most of harbour views,” said Smith.

“The layout and design of the single-level buildings have residents’ rooms opening out onto communal gardens, where residents are encouraged to partake in gardening activities or enjoy a coffee and book on their deck space.”

Tairua Residential Care caters for both private paying and subsidised residents under certified Ministry of Health guidelines. The business employs full and part-time staff across multiple activities – including qualified nurses, specialist therapists, aged-care assistants, food and beverage personnel for both coking and serving, cleaners, property maintenance workers, and office administrators.

Serving three meals a day to residents, Tairua Residential Care’s large kitchen is fully fitted out with commercial grade foodservice equipment – including a walk-in refrigeration unit, in addition to free-standing chillers, ovens, a grill hob, dish washing units, and deep fryer sitting amongst stainless steel plating and serving benching allowing for high-volume foodservice operations.

Smith said that Tairua Residential Care had always been well patronised by residents who had lived along the Coromandel Peninsula’s eastern seaboard – with a catchment stretching from Wharekao in the north to Whiritoa in the south – and who wanted to continue their time in the area during their golden years.

“Sitting in a residential part of Tairua town, the well performing aged care amenity offers peace and tranquillity for residents, as well as giving them the knowledge that the facility is staffed by trained professionals in a semi-secure environment where guest comfort is paramount,” he said.

“While the past 20-years have seen the emergence of largescale retirement villages run by the likes of Ryman Healthcare, Summerset New Zealand, Bupa, or Oceania, there is still very much a demand for small, niche venues such as Tairua Residential Care at smaller boutique type locations. And being so close to the seaside, Tairua Residential Care certainly offers something which can’t be found in the ‘big city’ retirement villages.

“Many residents enjoy popping across the road for a walk on the beach, down to the boat ramp and wharf, or a quiet stroll into Tairua’s compact retail centre just 500-metres away. Regular day trips are also organised for residents.”

Smith said the existing configuration of buildings on the substantial flat site, along with vehicle access from two separate entry driveways off both Tui Terrace and Wharf Road combined with the opportunity to purchase neighbouring properties, meant there was considerable potential for expanding accommodation options and facilities, subject to council approval.

“As-is under a proven owner/operator business model, amenities such as Tairua Residential Care are ideally configured for entrepreneurs with a background in the health care and medical sectors to take the next step in their career and own their own business,” he said.

“Alternatively, the business and property could be bought for its development potential, and run under a contract manager basis while building options are explored and ultimately brought to fruition.
