Occupiers prepare to go to town with vacant CBD office for sale

A vacant full office floor for sale offers a new occupier the chance to position their business in the heart of Auckland’s central business district.

The third-floor office provides a workspace of nearly 440 square metres plus a more than 130-square-metre north-facing courtyard. It sits within a five-storey commercial building just off Chancery Square and within an easy walk of Queen Street, Britomart and Commercial Bay.

Unit 3A, 48 Courthouse Lane, Auckland Central, is now being marketed for sale by Stephen Scott, Kate Kirby and Jack Kiely of Bayleys Auckland Central.

The property will be sold by deadline private treaty closing on Thursday 30 May, with an asking price of $2,690,000 plus GST, unless it is sold prior.

Scott said the office for sale comprised a freehold unit title within a smart commercial office building.

“This is a well-presented commercial workspace on a corner site with excellent natural light and an elevated outlook over Chancery Square and Albert Park.

“Direct elevator access to Chancery car park ensures there are plenty of parking options for office employees,” Scott said.

Constructed in 2001, the building has an A-plus grade Initial Evaluation Procedure seismic rating of 100 percent of new building standard. Existing occupiers include Victoria University of Wellington and ground-floor retailers.

Kirby said the unit for sale presented an immediate opportunity for an owner-occupier to locate their business in a prime position in the heart of the CBD.

“Alternatively, add-value investors could choose to refurbish the tenancy with a new fitout and lease it as a passive investment,” Kirby said.

The property sits near the Chancery retail, hospitality, and commercial centre – and directly opposite Freyberg Square which has undergone a considerable recent upgrade, further adding to the area’s attractiveness.

It forms part of the Business – City Centre zone under Auckland’s unitary plan. This permits a vibrant mix of activities that give life to the city centre, including office, retail and entertainment.

Kiely said surrounding properties housed an array of cafes and restaurants, fashion retailers, and commercial businesses.

“With the Metropolis Tower directly opposite and many other apartments in the area, Chancery Square services a large and growing population of CBD residents as well as the local business population. It is also very well connected to a much wider Auckland catchment via public transport, thanks to its proximity to the Britomart precinct.

“The property is also handy to other major inner city retail hubs such as High Street, Vulcan Lane, Shortland Street, Queen Street, Commercial Bay, and Britomart,” said Kiely.
