Large site ripe for development in fast-growing western corridor

A rare large-scale site ripe for commercial or industrial development has gone up for sale in Christchurch’s rapidly expanding western corridor.

The nearly 4.6-hectare freehold landholding sits on the rural-urban fringe in Yaldhurst.

Its proximity to key transport routes, Christchurch International Airport and the region’s key industrial and logistics hubs make it well suited for industrial, logistics or commercial use.

The property on Pound Road contains several working buildings towards its southern end but predominantly comprises undeveloped land. Its uses have included as a yard facility for a civil contracting business and a firewood supplier.

There is potential for a new owner to earn an interim holding income from part of the property, subject to confirmation of new leases ahead of the sale.

The freehold land and buildings at 588 Pound Road, Yaldhurst, Christchurch, are being offered for sale through Mitch Ryder and Elliott Jones of Bayleys Canterbury.

The property will be sold by deadline private treaty closing on Thursday 22 May, unless it is sold earlier.

Ryder said the site would appeal to investors, owner-occupiers or developers looking to capitalise on growing demand for industrial and commercial space.

“Yaldhurst’s evolution into a vital commercial and industrial destination makes this site a compelling investment. The location balances accessibility with ample space for development, catering to businesses that require scale, efficiency and connectivity.

“This substantial landholding will give new owners an exceptional platform to capitalise on Christchurch’s growth and the increasing demand from commercial and industrial businesses for premium land,” said Ryder.

Jones said the Pound Road property would be particularly sought after as a rare large-scale opportunity for forward-thinking commercial developers.

“With its generous portion of flat freehold land, this site is primed for future commercial ventures seeking a foothold in a precinct that has seen significant growth, and is poised for further expansion.

“The land is infrastructure-ready, with essential services available nearby – streamlining any future planning and build process,” Jones said.

The property sits within the Rural Urban Fringe zone under the Christchurch District Plan, with consents in place making it suitable for industrial, logistics, distribution, warehousing or commercial uses.

Occupiers of neighbouring properties include a building removals business, a freight company and a sand and gravel supplier.

Jones said the location within five minutes’ drive of State Highway 1 and less than 10 minutes from Christchurch International Airport, was one of the site’s strongest selling points.

“This is a strategic transition area that supports flexible commercial use with excellent connectivity to the city centre around 15 minutes to the east. Positioned within the city’s high-growth western corridor, it is handy to key infrastructure, major freight routes and the city’s expanding industrial hubs. This makes it ideal for businesses needing fast access to suppliers, freight and distribution networks,” Jones said.
