Country living in quality subdivision close to Christchurch

Four sections have already been sold within a 12-section rural lifestyle development just a short commute west of Christchurch.

Yorktown is a high-quality subdivision of easily manageable one-hectare sections, 20 minutes from the city and five minutes from the boutique rural village of West Melton, says Bayleys real estate agent Sam Sidey.

“Finding sections around that one hectare in size within easy reach of Christchurch is not easy, so Yorktown will really appeal to buyers who want to enjoy rural lifestyle living with an easy, straight-forward commute into the city for work,” Sidey says.

The sections are on the corner of Sandy Knolls Road and Painters Road, and are fully fenced with boundaries defined in durable post and Oregon rail fencing.

Access to each section is off one of three right-of-ways, and strategically placed specimen trees have already been planted to enhance the aesthetic appeal throughout the subdivision.

A number of carefully considered covenants are in place to protect the investment buyers make to purchase a section and build their dream lifestyle home. The covenants specify house construction materials, exterior colours, landscaping, water storage and other requirements.

“The covenants are not too restrictive at all. They are there to protect everyone’s asset so if someone buys a section and builds their home, they know it will be surrounded by other quality homes in the subdivision,” Sidey says.

Each section comes with its own individual title, plus council water supply, three-phase power and fibre broadband to the boundary.

All the entranceways are sealed and a consent has been approved for each section to have a specific wastewater management system installed and maintained at the purchaser’s expense.

West Melton has its own supermarket plus a wide selection of service businesses, cafes and shops.

The name Yorktown is a nod to an earlier farming settlement of the same name which formed nearby the subdivision in the 1880s as a key stopover point for coach travellers, including many who were heading to the West Coast or south to Otago to seek their fortunes in the gold fields.

Yorktown, often still referred to as ‘Yorkie Town’ by many locals, comes from the five Yorkshiremen who emigrated to New Zealand in the 1860s and bought 400 hectares on what was then known as the Bealey Track, now called State Highway 73; the primary link between Christchurch and the West Coast.

The Yorkshiremen subdivided the land between themselves and began farming livestock, building homes and an extensive water race system. At one point, Yorktown had a blacksmith shop, general store, Baptist church and boot making business to support the local farming activities of the area.

The Yorktown subdivision sections are priced from $595,000.
