New Zealand’s tallest residential tower welcomes office tenants

Sitting head and shoulders above the Auckland City skyline, New Zealand’s tallest residential tower, The Pacifica, is generating strong interest from high-calibre office tenants, attracted to the premises for its award-winning and distinctive design.

At 178m tall, spanning 57 floors - the top two which feature New Zealand’s ‘most expensive’ penthouse - notable Australian developer Hengyi Pacific has recently released the podium levels as premium office suites.

Bayleys Auckland Corporate Leasing Specialist Andre Siegert says the boutique accommodation at 10 Commerce Street is offered to the market at a time of extremely low vacancy and high demand for superior CBD assets.

“Premium accommodation of this standard is so rare, and tends to be centralised in Auckland’s rapidly transforming downtown precinct, which gains the added benefit of escaping disruption caused by City Rail Link construction uptown.

“Large corporates are seeking accommodation in flagship buildings to make a statement, with high-end fit-outs increasingly viewed as a primary way to attract workers back into the office and reignite corporate culture following pandemic upheaval.

“Persistently high demand for premium office space and low vacancy levels have seen an increase in rents at the upper end of the market, with benchmark prime office rental rates exceeding $550/sq m.

“However, we’re seeing examples that have traded well above this range, particularly for elite assets which provide a value proposition above and beyond the typical office footprint,” he says.

Siegert is marketing the first five floors of the iconic skyscraper for lease by negotiation.

Featuring floor plates that range from 340 to 378sq m (more or less), each level features self-contained, end-of-trip facilities and private access via an exclusive entrance lobby, independent of the residential tower.

Purchasers can design their own workspace or work with renowned architects Wingates and Hengyi Pacific to achieve an optimal configuration best suited to operational needs.

Siegert says there is provision to split floors to provide two self-contained suites of 171.3 and 151.4sq m, which could be an excellent solution for smaller occupiers or businesses with dynamic requirements.

“Proposed single tenancy layouts include scope for a wellness room, focus room and collaborative team areas, in addition to traditional offices, which include boardrooms and open-plan workspaces.

“The project team has focused on architectural solutions which integrate the ‘office-home’ concept – characterised by familiarity, refined luxury and tailored business solutions.

“The workplace is increasingly packaged as a ‘destination’ by operators which understand their people. Rather than feeling like an obligation, there’s a new emphasis on quality, space and lifestyle,” he says.

Each office suite will gain full access to luxury hotel-quality amenities, including valet-serviced car parking, the 20m lap pool, a full gymnasium, steam room, sauna, outdoor BBQ terrace and bookable executive boardroom with catering services.

Developer Hengyi Pacific occupies level six, as a testament to its confidence and pride in the product.

“Renowned for their delivery of quality high-rise assets which continue to transform skylines in global cities like Melbourne, and now Auckland, it’s a true testament to The Pacifica’s prestige that Hengyi has sought a base here.

“The location remains second-to-none, surrounded by high-end amenities and just a short walk to Britomart, Commercial Bay, bus and ferry terminals.”

Siegert says the revitalisation of Auckland’s downtown precinct, supported by the creation of landmark buildings like The Pacifica and Precinct Properties’ development of five office towers between lower Queen and Albert Street, continues to transform the city, attracting a vibrant mix of professional, commercial and tourist visitation.
