The property in the South Auckland suburb of Takanini comprises a 1.35-hectare block of land situated immediately adjacent to the Takanini Town Centre and Southgate Shopping Centre. The site has a Special Housing Area (SHA) status.
Auckland Council’s Integrated Area Plan for Manurewa/Takanini/Papakura describes the locale as the “spine of the south.” Takanini’s neighbouring commercial and light industrial property precinct serves an immediate residential catchment area comprising Connifer Grove, Wattle Downs, Manurewa, and Alfriston.
The land is zoned Business Town Centre under the Auckland Unitary Plan and is consented for the construction of 121 terraced houses and 54 apartments in single and dual-storey configurations. Initial utilities and infrastructure civil works have commenced at the generally rectangular site – with a sealed road completed through the centre of the address.
The level site at 62 – 66 Takanini and 14 – 16 Glenora Road in Takanini is now being marketed for sale by a mortgagee tender through Bayleys Auckland, with the tender closing at 4pm on Thursday 8 September. Salespeople Layne Harwood, Paul Dixon and Shane Snijder said the greenfield block comprised six individual superlots ranging in size from 709-square metres up to 3,531-square metres.
“The property is ideally positioned between established commercial areas along Great South Road/Walters Road, and the large residential catchment to the north in Addison,” said Harwood.
“Takanini has been the focus of a significant number of medium to high density residential developments over the past five years in particular – encouraged by the high-density residential zoning. Continuing this trend was one of the motivations for developing 62 – 66 Takanini and 14 – 16 Glenora Road to provide more choice of dwellings for the market.”
“The area has enjoyed extensive residential growth over the past decade, and there is a new commercial development on the north-eastern side of the railway line – incorporating a large Warehouse store in the Takanini Town Centre hub. Manukau City is a ten-minute drive away.
“The land is being sold with resource consent application plans in place. Harwood said that while consent had been granted for the creation of 175 dwellings within the precinct, there was the option to build 113 residences in stages 1A and 1B within the block, with the balance suitable for unidentified commercial uses.
“The property has a 47-metre frontage onto Glenora Road, from where the inner access road has been developed. Consideration could be given by any new owner to the potential for reconfiguring this portion of the land into commercial use and therefore spreading the development risk over two distinct market sectors. Alternatively, the entire site could be used for non-residential purposes.” Harwood said.
“Countdown supermarket is situated adjacent on the south-western boundary, while Mega Mitre 10 sits on the south-eastern boundary beside Southgate Shopping Centre. This has multiple nationally-branded tenants – including the likes of Briscoes, Repco, The Mad Butcher, Subway, Carl’s Jr, and the ANZ.”
The Town Centre zoning not only allows for the development of a residential enclave, but also for the construction of light industrial. commercial and retail buildings, supported residential care, tourist accommodation, leisure and hospitality. A range of permittable building heights is dependent on the nature of the development – typically between two and six levels with a focus on office and residential use on upper floors.
Auckland Council’s Integrated Area Plan for Takanini identified a multitude of community projects aimed at improving social infrastructure in the locale to cater for its fast-growing population. These initiatives included:
• Undertaking streetscape improvements around Takanini Town Centre along Great South Road, Walters Road/Takanini roundabout and pedestrian and cycle connections to the Takanini Train Station
• Delivering an improved park and ride facility at Takanini Train Station
• Investigating and developing community safety action plan for the Takanini residential area and Bruce Pulman Park
• Undertaking improvements to the existing playgrounds and local park equipment in the area
• Undertaking improvements to public amenities around the Takanini Town Centre and train station
and
• Advocating for an additional new station at Tironui.
Dixon said the creation of a sizeable new residential precinct within 62 – 66 Takanini and 14 – 16 Glenora Road dovetailed behind the raft of social infrastructure projects the council had already undertaken and was committed to completing in the near future.

The consented ‘ready to go’ development opportunity will deliver housing options much needed by potential homeowners seeking somewhere close to shops and public transport or offer the opportunity of applying an alternative mixed-use or commercial design strategy” Dixon said.
