Classic kiwi waterfront motel in tourist hot spot placed on the market for sale

Westhaven Motel is located approximately 400 metres from the Mount’s central hospitality precinct and comprises 11 accommodation suites – with the front units having views directly over Pilot Bay Beach and the inner Tauranga Harbour.

Westhaven Motel has been owned by the Matthews family for more than 48 years. The motel units have been regularly renovated over the years, yet still retain all the hallmarks and Kiwiana charm of an old-fashioned family motel - with spacious units, full kitchen facilities, and separate bathrooms and toilets.

Constructed in 1969, Westhaven Motel’s block and brick style units are spread over two storeys in a horseshoe configuration. Nine of the units are commercially operated, with the remaining pair used as owner/manager’s accommodation.

Room configurations at Westhaven Motel comprise a trio of one-bedroom courtyard-facing units sleeping up to five people, a pair of two-bedroom units sleeping up to seven guests, and four harbour-view one-bedroom units. Nightly rates at Westhaven Motel range from $130-$210 depending on seasonality.

The going concern Westhaven Motel business, land, and buildings at 27A The Mall in Mount Maunganui are being marketed for sale by tender through Bayleys Tauranga, with tenders closing on April 27. Salespeople Rory Brown and Sharon Hall said Westhaven Motel could run under multiple different business models: including as a business investment with a day-to-day manager/operator in place, as a leased business – commonly seen in the motel sector or under an owner/manager structure such as the one currently in place.

“The Westhaven Motel has been a perennial favourite of domestic holidaymakers for decades – thanks to its position immediately across from a safe, sandy swimming beach interspersed with mature Norfolk pine trees, and just a short stroll from the Mount’s central retail and hospitality precinct,” said Brown.

“The property enjoys a high number of repeat bookings – particularly over the peak summer months. Simultaneously, it has long been a popular accommodation location for sports teams and clubs competing at events and competitions being hosted around the Mount Maunganui region – such as lawn bowls, surf lifesaving, rugby, soccer, and athletics.

“They enjoy the convenience of being both close to their event locations and being just a short walk into town for dinner and drinks after a day’s competition,” Brown said.

Combined, Westhaven Motel’s entire accommodation inventory comprises some 680 square metres of buildings sitting on 1,856 square metres of land, with a road frontage of approximately 34.86 metres.

“Westhaven Motel’s units are considerably more spacious than comparable motel apartments designed in the post-2000 era when maximising floor space became the prime consideration,” said Brown.

Hall said the Westhaven Motel was being sold with a number of forward bookings throughout the remainder of the year.

“The style and character of the Westhaven Motel’s units meant the majority of its clientele have always been New Zealanders. As a result, the business has performed better than market averages for the past two COVID-19 effected years as the lack of international tourists travelling to New Zealand has had little-to-no impact on its revenues,” she said.

“Any new owner could look at either continuing on the business in its current profitable Kiwiana model, or consider undertaking a refurbishing and remodelling programme which could obviously lead to higher room revenues.

Furniture, whiteware, and manchester and chattels are included in the sale package and are being sold ‘as is, where is.’
