Buyers eye treble as versatile Rosedale units go up for sale

The upcoming sale of three modern industrial units on one high-profile site spells a rare opening for investors and occupiers in a coveted North Shore location with few vacancies.

The more than 2,400-square-metre freehold site has a commanding corner position in the Rosedale Industrial Estate. It contains a trio of well-presented office/warehouse premises of varying sizes and configurations – two of which are fully leased, with the third available for a new occupier.

Units B and C, with a combined floor area of some 756 square metres, are occupied by established tenants in the medical and construction sectors. These generate a combined net rental return of $171,000 plus outgoings and GST per annum.

The approximately 292-square-metre Unit B, with five dedicated car parks, is occupied by Triple One Care – a New Zealand provider of comprehensive first aid services and products, including first aid training, kits, supplies, event coverage and audits. The current lease runs through to 2026 with one further four-year right of renewal, and provides for market rent reviews every three years.

Unit C occupier StopDigging lays claim to being the international market leader in the design, specification and installation of innovative ground screws – a modern and cost-effective solution for creating foundations for building projects. It occupies its premises of some 464 square metres with seven car parks on a current lease that expires in 2026 with a further two-year right of renewal, and biennial market rent reviews.

The approximately 736-square-metre Unit A, with 14 car parks, is being offered with vacant possession. These premises combine an approximately 347-square-metre warehouse with offices over two levels, mezzanine storage and a small canopy. This unit has an appraised notional market rental of $161,000 plus outgoings and GST.

The property at 5 Beatrice Tinsley Crescent, Rosedale, Auckland, is being marketed for sale jointly through Bayleys Commercial North Shore, with an asking price of $5,700,000.

Bayleys salesperson Laurie Burt said the site’s versatility and scarcity value were sure to pique keen buyer interest.

“A mix of unit sizes and lease terms, with differing office-to-warehouse configurations, presents flexibility for uses, underpinning the attractiveness for investors and occupiers. The property’s appeal is further heightened by its commanding position with dual street frontages at the corner of Beatrice Tinsley Crescent and Ride Way.

“Vacancies in this area are virtually non-existent and affordable freehold investments are a rare find,” Burt said.

The site for sale is zoned Business – Light Industry under Auckland’s unitary plan.

Burt said this provided for wide-ranging industrial activities, such as manufacturing, production, logistics, storage, transport and distribution – provided they do not generate objectionable odour, dust or noise.

“Rosedale has seen significant growth and development in the past 15 years, resulting in a dynamic and highly sought-after industrial hub.

“Premises near the site for sale are home to diverse businesses in areas such as automotive, electronics and electrical, pharmaceuticals, construction and building supplies, transportation, manufacturing, printing, packaging and self-storage.

“A number of mixed-use developments combine warehouse or office premises with residential accommodation,” said Burt.

The site for sale is handy to a range of cafes and other amenities on William Pickering Drive, as well as key transport routes and connections with surrounding industrial locations via Paul Matthews Road, State Highway 18 (Upper Harbour Highway) and State Highway 1.
