High-end architecturally designed homes occupy a unique and admired space in our residential landscape. While they form a small proportion of the country’s housing stock, their influence is still profound, with homeowners increasingly seeking bespoke designs that blend form, function, and environmental sensitivity.
New Zealand Institute of Architects (NZIA) CEO Mark Abbott says the rise in high-end architecture is linked to a greater public awareness of its benefits.
“Publicity and promotion has played a large part in that growth, so those who engage an architect tend to understand the advantages of having their vision translated into a built form that responds to their needs and the surrounding environment.”
Unlike mass-produced homes, Abbott says architecturally designed ones are tailored to their owners’ lifestyles.
“It’s a home that isn’t a replica of its neighbours, but one that sits comfortably and seamlessly in its neighbourhood. An architecturally designed property has a unique trademark, enhanced with the needs of the owner.”
The location also serves as both a source of inspiration and challenge for any design. Whether it’s a coastal retreat or urban sanctuary, Abbott says the landscape plays a fundamental role in shaping a home’s aesthetic and functional footprint.
“An architect will consider all facets of the natural environment and location as part of their design processes and will look to optimise the position, size, location to sit comfortably with a project’s surroundings.”
But beyond their aesthetics, the defining features of these properties also extend to layout, and considers aspects like positioning, spatial relationships, and futureproofing, to ensure the home remains functional and relevant over time. Abbott says sustainability has also become an increased focus, with many architects prioritising eco-friendly materials, energy efficiency, and minimal environmental impact.
While most assume architecturally designed homes come with a hefty price tag, Abbott says good architecture isn’t always synonymous with high cost.
“Architects are, by nature, managers of risk and process and they do this within a framework of creativity and sensitivity to clients’ expectations. Any misapprehension that architecturally designed homes are expensive should be considered in the skill that the profession has in dealing with difficult and complex sites and reconciling client expectations.”
