Neville was born and raised in Auckland and moved to Matamata in 2006. Neville’s working life has been varied, starting out dry stock farming then sheep shearing which took him all over the world and gave him a good appreciation of achieving his goals through hard work. He has operated his own sawmill and 50 acre deer farm in South Auckland.

For 15 years Neville owned and operated his own painting and decorating business, this time in the building industry gave him a good grounding in both the property market and working with and for people.

Neville moved to Bayleys in 2008 to further his real estate career. Taking a passionate interest in marketing meant that the move to such a strong brand with such innovative marketing strategies would always be a positive one.

Bringing a straight-up approach, enthusiasm and an honest work ethic to his business has gained him respect from both professionals and his clients. Working as part of the wider Bayleys Country team Neville has forged a strong market share in the Matamata Piako area for rural sales.

Understanding the principles of selling are paramount to Neville. Passing this knowledge gained through experience on to clients is important in guiding them through the sales process in an uncomplicated and measured way to achieve desired outcomes.

Having spent the last 11 years forging a name for himself in the Matamata rural property market Neville has achieved some spectacular results through hard work and dedication to his clients' needs. Consistently in the top 10% nationwide for Bayleys sales over the 2017, 2018 and 2019 years and having sold over $100 million of property sales is testament to his work ethic and sales ability.

Methods of sale

There are several methods of selling property in New Zealand. It is important that you understand the process for the property you are selling.

Auctions are a public process where a property is sold to the highest bidder at a level pre-determined by you, the seller.

  • Auctions are the most transparent sales process, putting all qualified purchasers together in one room, increasing competition to aid determination of fair market value
  • A sale under the auction hammer is cash unconditional, providing sellers with certainty to plan their next move
  • The deadline timeframe of the auction process creates urgency and a window for buyers to complete due diligence

Usually set over a specific four-or-five week timeframe, the tender process leverages the timeframe element to invite buyers to submit a formal offer. After this, you can negotiate the terms of the sale with your preferred purchaser.

Expressions of interest invite all offers from interested parties, allowing flexibility and the option to choose who you want to negotiate with.

Properties offered for sale by negotiation leave value to be determined by the market. This is where the advice and experience of your qualified Bayleys salesperson can assist in determining where you see value for the property and are comfortable accepting an offer. Sales by negotiation are generally open-ended, with the absence of time pressure on both buyers and sellers.
