Kirsty Macky

Director

Kirsty’s passion for real estate began over 27 years ago when she joined Bayleys as Residential Marketing Manager. During her sales career Kirsty sold over $100 million worth of residential property and was Bayleys National Rookie of the Year in 1997 after her first year in sales. Kirsty then headed up Bayleys Head Office Residential & Project Marketing operations prior to purchasing her first Bayleys office in 2007.

Kirsty is now owner of her own family business, Mackys Real Estate Ltd, which operates 11 offices throughout the North and is proudly a member of the Bayleys Realty Group. Together with her brother, Mark, Kirsty runs the Bayleys in the North business with pride and pleasure.

Offices are strategically placed to grow our footprint and we cover all facets of real estate: residential, country and lifestyle, coastal and commercial sales. We strive to be a world class real estate provider in this stunning part of New Zealand and five key values underpin our culture and business practice: honesty, respect, professionalism, great communication and family values.

Kirsty’s personal philosophy is to lead with integrity through her leadership role across the Bayleys in the North offices.

In 1973 Kirsty’s grandfather, Graham Bayley, started Bayleys Real Estate and in 2023 Bayleys celebrated 50 years in business.

About the area

Welcome to our place

North of Auckland offers one of New Zealand’s truly great lifestyles. One minute you can be miles from anywhere on a beach of breathtaking beauty; an hour later you’re right in the heart of cosmopolitan Auckland. Between lie charming rural villages and towns, dotting one of our country’s most picturesque landscapes. The east coast is lapped by jewel-like waters, while just a few kilometers away the Kaipara Harbour has a more austere but no less beautiful quality.

The Rodney District sits on Auckland’s doorstep yet retains the feel of yesterday with vibrant communities and down to earth locals. With stunning beaches, rolling land, vineyards, regional parks and much more, it’s a quality lifestyle very close to New Zealand’s largest city.

Further north Whangarei is a developing, modern and vibrant city in the centre of a district of fertile farmlands, orchards and forest, with a stunning harbour and coastline offering some of New Zealand’s finest beaches. Whangarei City has a large farming community and is only two hours from Auckland. It is also within close proximity to many famous tourist attractions including the Tutukaka Coast and the Poor Knights Marine Reserve.

Head further North and you have the world renowned Bay of Islands, the character-filled centre of Kerikeri and the Far North.

Combine all of this with a typically relaxed way of life and you have something that is truly out of the ordinary.

From 1st January 2019, real estate businesses became subject to New Zealand’s anti-money laundering regime contained in the Anti-Money Laundering and Countering Financing of Terrorism Act 2009.

How your home comes across in the first few minutes of viewing with a potential buyer can critically determine the outcome at the other end of the sale process.

As with many situations in life, being prepared and armed with the best knowledge and information, is the key to successfully managing a positive outcome for the sale of your home.

Use this guide to ensure the process is as stress-free and easy as possible, so you can begin life in your new home.

Methods of sale

There are several methods of selling property in New Zealand. It is important that you understand the process for the property you are selling.

Auctions are a public process where a property is sold to the highest bidder at a level pre-determined by you, the seller.

  • Auctions are the most transparent sales process, putting all qualified purchasers together in one room, increasing competition to aid determination of fair market value
  • A sale under the auction hammer is cash unconditional, providing sellers with certainty to plan their next move
  • The deadline timeframe of the auction process creates urgency and a window for buyers to complete due diligence

Usually set over a specific four-or-five week timeframe, the tender process leverages the timeframe element to invite buyers to submit a formal offer. After this, you can negotiate the terms of the sale with your preferred purchaser.

Expressions of interest invite all offers from interested parties, allowing flexibility and the option to choose who you want to negotiate with.

Properties offered for sale by negotiation leave value to be determined by the market. This is where the advice and experience of your qualified Bayleys salesperson can assist in determining where you see value for the property and are comfortable accepting an offer. Sales by negotiation are generally open-ended, with the absence of time pressure on both buyers and sellers.
