Pretty As A Picture

Some farms stand out like a beacon for no other reason than they look good and this farm certainly does that. With road frontage to two roads this 96 hectare (approximately) dairy unit north of Morrinsville would be the best presented property I have to market this season. The Seller is acutely aware of compliance, tidiness, excellent modern infrastructure and attention to detail which makes this property a privilege to market.
The farm projects itself from the six year old 30 aside dairyshed which is centrally located and feeds out to 60 paddocks through an excellent race system. The dairyshed has a Waikato milking plant and auto cup removers to make milking a pleasure. Cow numbers have been around 310 with production average (three years) of 121,933 milk solids and best of 131,626 milk solids (11/12 season) meaning things are happening here. All dairy cows are wintered on each season. The farm supplies Fonterra and will be sold inclusive of 100,000 Fonterra Shares.
The farm has a mix of soil types including mineral, peaty loam and clay loam. Most of the heavier soils have been extensively nova-flowed over the years with excellent strong and healthy pastures throughout and hardly a weed in sight.
The dairyshed is supported with ample implement storage and calf rearing facilities close by and old dairy yards are used for feeding supplements and as a stand-off area.
The farm water is sourced from an artesian bore and put through a filtration unit and pressure pumped (Grundfos CR5) throughout the farm with troughs in each paddock. The mainline is looped with 32mm alkathene reducing to 25mm with a portion of the property across a quiet road feed through a 50mm line reducing to 32mm. The fencing is both permanent and electric with it being in very good order. The effluent system comprises a storage pond (pumped from the dairy) with a 15hp Reid and Harrison pump on a pontoon pumping to a Williams travelling irrigator and covering approximately 23 hectares.
The main home is a tastefully renovated weatherboard home with five bedrooms, two bathrooms, separate kitchen and dining with all modern appliances, spacious lounge area and double garage, all set in nicely presented easy care gardens and lawns with a good view of much of the property. This is a very nice home that has been well looked after and beautifully presented. The second home sits on an elevated site at the northern end of the property and has three bedrooms with a double garage. Attached to the garage is a man's room with ensuite plus an enclosed motorbike shed with roller door. This home is also in very good order.
This property is in a great location and top condition with excellent facilities and infrastructure with its presentation being a credit to the owners however they have made the decision to move on and will leave a top unit for someone else to reap the rewards of a strong industry with a bright future.
The property will be sold by auction on the 12th of December.
