The farm block, approximately 142.3916ha (STS) comprises a balance with approximately 60ha flat with the balance medium hill running to a small area of steeper sidings. It has good access from both Seafield Road. The property is well subdivided by mainly conventional 7 wire post and batten fencing. Water is pumped from a well liner in stream on other side of Seafield Road opposite woolshed and is reticulated to troughs in many paddocks. This system is supported with spring fed dams. Annual applications of fertilizer have been applied to the flats with approximately 20ha recently sown in permanent pasture. In past years approximately 30ha have been leased for maize, sweet corn and squash production.
Improvement include a comfortable three / four bedroom home accessed from Seafield Road by its own driveway on an elevated site with lovely views; a four stand woolshed with sheep and cattle yards and a large implement shed.
We have been advised that the property has been utilised as a trading finishing unit with some high value crops also grown from time to time. Because of the through-put of large numbers of stock no accurate stock figures are available however it has been estimated that the farm would have a carrying capacity in the region of 12.5 stock units per hectare. It is to be noted that the flats at times do flood in extreme conditions however any excess water drains away quickly and we are advised some excavation could overcome any flooding problems.
